Improved property maintenance practice cut energy bills

Significant property energy consumption savings have been reached by implementing improved property maintenance practices. This year, Lassila & Tikanoja (L&T) has trained over 200 janitors working all around Finland to pay special attention to shortcomings disclosed in their work, due to which properties may consume excess energy.
”Looking at a building’s energy efficiency, it is not only about how the building has been constructed. Even good buildings may be energy spenders if the use of energy has not been optimised. Securing and monitoring energy efficiency in day-to-day use of a building is part of the janitor’s invisible work, were no savings can be made even in times of recession. In many properties, surprisingly noteworthy savings may be reached if monitor information about the building is actively utilised and observations are addressed in cooperation with the property owner”, says Timo Kankaanranta, Business Director at L&T.
L&T’s energy training program is instructing L&T’s janitors to carry out energy efficiency mappings, pay attention to shortcomings and propose improvements to promote energy saving. New operative practices target yearly energy cost savings amounting to several percent. Savings can be reached by optimising the use of technical equipment, by regulating temperatures and lighting and offering guidance to property users, for example.
”Energy saving is not a new aspect of property maintenance. Often the problem has been how to put corrective measures into practice. The valuable comments and improvement proposals offered by janitors have often not been fully utilised. We are now working together with the property owners trying to ascertain that any energy consuming circumstances are remedied in a minimum of time. In a positive sense, we are actually forcing property owners to address unnecessary energy consumption”, says Timo Kankaanranta.
